The Forensic Matrix: Finding the Root Cause

Concrete does not break off a ceiling without immense internal pressure. Local contractors will simply plaster over the hole, but within six months, the plaster will fall again. To permanently solve the issue, a Structural Engineer must first diagnose the exact mechanism causing the failure.

The Root Cause The Engineering Pathology Visual Symptoms
1. Moisture Penetration Water from a leaking terrace or bathroom penetrates the slab. The internal steel rebar rusts, expanding up to 6x its volume, which literally blows the concrete cover off. Brown rust stains on the ceiling, damp patches, flaking paint, and exposed brown rebar.
2. Thermal Shock Extreme Chennai heat causes the roof slab to expand rapidly during the day and contract at night, shearing the bottom cover concrete away from the rebar. Clean horizontal cracks parallel to the ceiling edge; concrete falls but rebar is not heavily rusted.
3. Structural Overload The slab is carrying more weight than it was designed for (e.g., a massive new water tank), causing the concrete at the bottom to stretch and crack under tension. Deep, widening cracks in the center of the ceiling span before spalling occurs.

Phase 1: Correction (Structural Repair)

We surgically remove the decayed concrete, eradicate the rust using chemical converters, apply high-strength epoxy bonding agents, and rebuild the ceiling profile using non-shrink polymer-modified mortar.

Phase 2: Prevention (Addressing the Root Cause)

If we do not stop the source, the new repair will eventually fail. If the root cause is moisture, we execute PU Injection Grouting on the floor above. If the root cause is overload, we design CFRP (Carbon Fiber) wrapping to strengthen the slab.
